Welcome to a new world!

First of all I want to say there are three types of virtual presentation being provided by agents. There’s the still photo’s stitched together with some background music which looks great but in my view, not really a virtual viewing. The second is a walk through video, my personal favorite and allows the agent to ‘walk through’ with a buyer as you would normally do on a viewing and using a platform like Zoom and the third is using a 360 camera in each room, does the job and allows the viewer to choose the rooms they want to visit. There are some agents who do nothing at all which amazes me given the number of buyers asking for a virtual viewing!

So, you want your home looking its absolute best for when the video/photos/360 camera is done. So what can you do to make it look its best easily, cost effectively and quickly?

First impressions do matter

The tour will start from the outside of your home so really do spend time looking to see where any improvements can be made. Cutting grass, jet washing driveway and cutting back any hedgerows.

A good old fashioned clean!

Spend time in the main areas like kitchens, bathrooms and en-suites and don’t forget to plump cushions, add fresh flowers and have a tidy around in each room. This will also be great for physical viewings.

Think about lighting

Its really important for both video and viewings that your home looks bright and inviting. Make sure curtains and blinds are fully open and use lamps and up-lighters for any of those dark corners.

Tidy those toys

If you have young children I am sure they will have a plethora of toys! For viewings and the video, we recommend moving them away to a toy box or cupboard or a corner of a room.

It doesn’t need to be a show home!

Potential buyers will understand you are not selling a show home and they like to see how you are living. There is a balance to strike though in terms of needing the property to look its best for video and viewings, without having to spend hours cleaning! Keep it simple with tidying and using those vases, fruit bowls, lamps etc to great effect.

A set table is a great look

Many homes I visit don’t regularly use their dining rooms and can look bare and unloved. However, this is a valuable space for many and so setting out the table with table cloth, cups, plates, bowls and decoration can really have a big impact on not just the feel of the room but the whole house.

Give the garden a little love

I’ve done a few articles/videos on this before. You don’t have to be Alan Tichmarsh to make your garden look great. Buyers are not expecting a Chelsea flower show winning garden!

Cut the grass, trim the hedges, repair/paint your fences and or shed and jet wash your patio. You can use hanging baskets and flower boxes to great effect and of course can take them with you on your move.

For those who have outdoor furniture, give it a clean and stage it.
