There are many reasons for moving to a smaller home, whatever your reason – downsizing can be a good reason to declutter and start over. It can however be stressful and emotionally draining.

Do: Consider your options

Look at the options available to you – house size and location to the type of property you want. Are you looking to move to a bungalow, or are you more of an apartment person? Are you happy to move to a home that needs a little TLC, or do you want a home that’s new and ready to move into right away?

Do: Pick the right area

Think about where you’d like to live. Is it closer to family or do you want to move to a totally new area? What amenities are important to you? Do you want to join local clubs, have neighbours close by, or do you need good transport links? Do your homework and make sure you have all the amenities you need.

Do: Declutter

Get ready for your house sale by being organised and clearing your clutter. You want a clean and tidy house that’s appealing to buyers. It will also help when you do downsize, as you’ll have less space in your new home. Only make Yes or No piles — no Maybes.

Don’t: Forget your financial goals

Downsizing could help to fund your retirement by freeing up cash. If you are living in a large family home and your children have moved out, you might make a significant profit by selling and buying a smaller home.

Downsizing could also help you live the lifestyle you want in retirement. Plus, a smaller property is much easier to look after than a house with lots of empty rooms.

Don’t: Take on a bigger garden than you can manage

A garden should be manageable and a joy, not something that’s hard to maintain, so be realistic about the size of the garden you can manage.

Don’t: Not talk to your family

You might be reluctant to leave what has been your family home behind, along with all the memories you’ve made. Although there are lots of benefits, it’s also important to realise how emotional downsizing can be. Leaving your family home means accepting that everyone’s moved on.

It could also be difficult for your children to let go of all the memories of their childhood home, make sure you talk it through with them and listen to their views.
