You’ll usually receive warning when a property viewing is booked and most sellers will maintain their home, so a few days’ notice is adequate time to tidy around and impress potential buyers.

However, what do you do if you receive a last-minute viewing?

It can be difficult to keep your home viewing ready at all times - if you do happen to have a last-minute viewing, there are some easy ways to make sure you’re ready to wow prospective buyers.

Kids rooms

Kids can be messy, but most buyers will understand this. However, you still want to showcase these rooms and impress anyone viewing your home. It’s important to create space, so declutter as much as possible. If you can ensure lots of floor space is on view, it should help to impress any prospective buyers.

When you are pushed for time, you need to make it simple. Clear away any toys or clothes into a box, so they are not on show. If you have older kids, ask them to help, maybe make it into a ‘how quickly can they do it’ game.

Kitchen and bathroom

You need to make sure all your rooms look clean and tidy; this especially applies to the kitchen and bathrooms, as these are both great selling points. So, ensure they are cleaned to a high standard, wipe down every surface and remove any stubborn marks.

You need to try to remove any signs mould in the bathroom, as it can be a warning sign about poor ventilation and dampness issues. At short notice, clean all the surfaces thoroughly and polish up any chrome items, add a few accessories and clean towels, and don't forget to give the floor a once over before you finish up.

Try to create as much space as you can in these rooms, you want them to feel inviting but not clinical.

Last touches

Finishing touches make all the difference. Some simple ways to make a great impression are to add flowers in the living room or subtle scented candles in the bathroom – they will hopefully add to the overall viewing experience. Simple additions will make potential buyers feel at home and should help your home stick in their minds in a positive way.
