We see a large number of sales happening in spring, due to the very nature that the feeling of spring brings a want of new things. Change is in the air. If you want to sell your home in this period then there are a few hints and tricks to help your chances of making a sale.

Kerb Appeal

What detritus has the winter months left on the facade of your house? Have a close look, are door frames and window sills starting to look a little green?

Get the pressure washer out, and give the house a good wash. If this hasn’t been done in a few years, you could end up very surprised at the true colour of your brickwork and garden path.

It is very important to get the front of the house in ship shape, as it is often the first thing that brings in potential buyers. Make sure the outside lights have bulbs in that work so that it looks good in the evening if you ever get late viewings.

Think about the front garden and if any of your plants need cutting back. Or does anything need bringing in to brighten the place up? Potted plants can go a very long way in making a house look far more appealing.

Declutter

It is all too easy to get your house into a little bit of a mess. It's not dirty, sure, but where did all this stuff come from?

Decluttering is a grievance that we all carry with us, but we can all agree that once it is done there is no better feeling.

Our #1 tip when it comes to decluttering is this: Make a list. If you know exactly what needs to be done, you won't be walking around your house like a headless chicken with half forgotten tasks you need to finish.

Don’t be dull

Recently, contemporary design has shown us a great deal of muted colour schemes. Greys and beige through and through.

Break the status quo, and add some colour to the property. Photo frames, pictures, cushions, throws, and rugs, are all great answers to this. They also allow you to not spend a bunch of time and effort painting a room, but can still yield an injection of colour. Don’t go too overboard as you want potential buyers to see themselves living in your space.

Bring the outside, in

If you enjoy spending time in the kitchen, having an inside herb garden is an easy way to both up your cooking game and also make your kitchen look a brighter and fresher place.

Light up a corner of the room with an easy to care for plant, that will impress your buyers with the wisdom of your green fingers (when actually, all the plants demand is some water now and then, and usually indirect sunlight).

Bringing the outside, in, also works for natural light too. Natural lighting can make a place feel bright and airy, a great thing when selling. This can be achieved by rethinking the arrangement of the room, and moving furniture to a spot that allows it to have the most amount of light possible. Well-placed mirrors are great at maximising natural lighting too.

Invest in artwork

Don’t worry, when you move you will be able to bring it with you!

You don’t have to spend a fortune on finding the right pieces for your home, often having a more eclectic taste is preferable.

Having a connection to the artwork is better than any impersonal modern piece too, so even if it isn’t something you have bought to be art, framing it can be just as impressive. For example, the jersey that you won a Sunday league championship in? That is going on the wall. A terrible painting by your child? Framed, on the wall, next to the other impressionist paintings (nobody will be able to tell the difference).

Think about what you love, and what makes you happy, and surround yourself with elements of that in your home.

We don't know about you, but we’d rather see your guitars or bicycles hung on the wall, rather than a ‘Live Laugh Love’ print - stand out and you’re sure to impress your potential buyers.

If you are looking to market your home this spring, we can help.
