What to know before searching for a property to buy

When it comes to finding a property to buy, we can certainly praise the internet for making house hunting easier as we’re now able to browse hundreds of properties from the comfort of our own homes. With such a range to choose from, the likelihood of finding something to fit your specific needs is perhaps higher than ever. However, as we are now exposed to an abundance of properties when it comes to finding the perfect one for you, it important that you know exactly what you’re looking for, and where you’re looking before you begin your search. To help you get your house hunting off to a great start, we’ve shared a few tips to make this process streamline and stress-free.

Knowing where to look

Browsing properties has become easier with the help of the internet now as many estate agents choose to list their properties online. However, although the ways searching for properties to buy has changed since the digital revolution – traditional brick and mortar estate agents are still standing strong on our high streets.

It’s important to know where to look as you find a new property, especially with regards to the kind of property you’re looking for. Some choose to stick with long-established high street/local estate agents as their expertise of the local area can be much stronger than online estate agents. On the other hand, the ease of access to properties online suits others who may not be able to find the time to go into a physical estate agent.

With many ways of searching for properties, we suggest finding what suits you best in terms of your lifestyle and working hours. Estate agents are excellent at searching for properties within your criteria – so perhaps it’s worth contacting a local, reputable firm to work with (and taking advantage of their expertise!).

This is perhaps one of the most important factors to when it comes to finding a property and being realistic about it should be one of your first considerations before your search.

Make sure you get a figure of exactly how much it is you are able to spend. There’s little point in using your time browsing properties that don’t fit into your realistic budget, and it can be upsetting finding the perfect home only to realise it’s out of reach. Having a clear figure will not only speed up this process, as you’ll be able to shortlist your property search quicker – but also avoid disappointment and frustration later down the line.

What is it exactly that you’re looking for when it comes to location? Location is likely to correlate with a properties price, so in some cases, you may need to be prepared to compromise to find somewhere that fits your budget.

Think about what it is you’re looking for in the location. Do you need to be near a school? How far are you willing to commute? How important is it to be near friends or family? The nature of these questions can be daunting and complex – requiring a lot of thinking and possible compromise. We recommend carefully considering these kinds of questions before you begin your house hunt, so you have a strong target to aim for with the location of your next property.

Before you begin your search, you should have a solid idea of how much space your property will need to offer. This is often a question of how many bedrooms you need, but can also require consideration with regards to additional space for children, elderly relatives or pets.

Is it a family home that you’re looking for? Or are you moving in with a partner, and potentially having a child in the future? Perhaps elderly relatives will be staying over from time to time, and if so, will your property need to accommodate for them also?

Asking yourself these kinds of questions will help you get an idea of how much space (more specifically, bed space, and/or accessibility space) your next property will require. This is certainly something to consider so that you know exactly what you’re looking for in refining your search – saving you time and money along the line.
