Remember to give the outside some TLC too. Now the worst parts of winter are over, you should prune, weed and tidy any green space. You want buyers to picture the good times they could have in your garden.

Market appraisal

Now your home is looking its best, you should get an idea of what your home is worth. Have a look at local, similar properties that are selling.

It’s time to instruct some agents to value your home. Make sure you choose an agent who gives you a realistic price, not one who has inflated it to get you on their books.

Once you have chosen your agent, make sure you understand their contract before you sign anything.

Solicitor and conveyancer

Once your home is on the market you need to be prepared to start the sale process. You need to arrange for a solicitor and conveyancer to handle the legal stuff, you’ll be in a better position to deal with offers if you get this organised quickly.

With your legal representation sorted, you will have time to fill out all the forms and you’ll be ready when you want to accept an offer. The quicker you go from offer to exchange the less chance you have of something going wrong, like a sale falling through.
