Staging your home is easier if you are given notice about a property viewing. You have time to be organised, de-clutter and make sure everything is clean and presentable. However, if an Estate Agent contacts you to arrange a last-minute viewing, you won’t have time to ensure your home is in tip-top condition.

Preparing for Last-Minute Viewing

Try to make sure your house is always ready for a viewing! Keep on top of general housework and clear things away daily. In doing so, if you do have a last-minute viewing you should be half-way there.

Try not to panic if you do get a call. Quickly check all the appliances, put away any clutter and make sure everything is generally clean and tidy. Open curtains and blinds, especially if it’s a day showing and turn on some light. You don’t want it too bright, a nice welcoming glow to a room should suffice. Do one last sweep through every room to ensure everything is in order.

Start the Day with a Showing in Mind

The best way to be prepared for a last-minute viewing is to always keep it in mind. When you get up, make the beds and open the curtains/blinds. You’d have already saved time by doing this, meaning less to do when you get that call. 

If you are looking for a quick sale, make sure you are ready for any eventuality. A viewing might happen at anytime. So, try to keep your home in a viewing ready state at all times. Don’t have unmade beds or dirty dishes out when you leave the house. Always be organised and prepared.

Finally, your home is warm, inviting and viewing ready. Although you are ready for it your pet might not be. At the last-minute check to make sure there are no nasty surprises and give the floors a quick sweep and vacuum the carpets to clean any unwanted pet hair.  

If you plan it well, you can easily be ready to entice any potential buyers. Have a list at the ready of usual clutter spots so you can get into action when the call comes in. If you have hiding spaces, use these to store anything that may put a buyer off.
