You should make sure you find a good local architect, they will have a better understanding of the policies of the local planning department. Look at recent approvals on the council’s website, to see what architects are listed as getting regular positive results.

You need to plan carefully and think about what you really want and need. Once your application is approved, you will need to complete the development as shown in your plans. Changing a window or door could end up being very tricky.

There are some types of work that don’t require planning permission but are subject to certain restrictions. Deep ground floor extensions for example, may be obtained relatively easily. The government has a helpful overview of permitted developments on its planning website

Get your neighbours involved, show them a copy of your plans and explain what you want to do – they will be less likely to object when the council send a ‘neighbour notification’ letter.

If your planning application is refused, always appeal!
