In the meantime, here are a few guidelines which we hope will assist:

MARKETING CONSULTATION -Firstly, if you are selling, you will require a valuation. At Park & Bailey we can offer you a free, no obligation factual and accurate appraisal of the current market value of your home.  This includes a free Hometrack report which is specifically tailored to your home and the area in which you live.  Our experienced Property Consultants will provide you with a valuation based not only on their in depth knowledge of the local area, but also utilising our extensive database of recent properties sold.

INSTRUCTION OF THE AGENT/PROPERTY DETAILS -Having received your valuation, and provided that you are satisfied with it, we will then proceed to prepare full sales details of your property. Bearing in mind the importance of presentation, we will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of full colour photographs and floorplans.

MARKETING -Once you have seen and approved our particulars of your home, you will then be in a position to receive prospective buyers. Appointments to view your property are made by Park & Bailey and accompanied viewings can also be arranged to show prospective buyers around your home should you wish.

Your property is now ready to market and we offer the following:

FOR SALES BOARD - Our boards are highly visible and one of the most effective marketing tools which is available 24 hours a day.

OFFICE AND WINDOW DISPLAY – External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place.

EMAIL – Wherever possible, all prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties as soon as possible within 24 hours of receiving your instruction.

MAILING LIST -  We will contact our qualified and registered prospective buyers as soon as we receive your instructions and the sales particulars will be forwarded to any new registered buyers immediately.  We are very careful to ensure that we fully understand our buyers requirements in order to help them find exactly the right home.

BRANCH NETWORK - Over the past few years we have established an enviable network of local offices who work closely together and have sales teams specifically hand picked to work in these locations.  The offices are computer linked, allowing us to market your home through the entire network, maximising and exploiting every sales opportunity available.  We are also fortunate to have been accepted as members of the Guild of Professional Estate Agents which brings together estate agents throughout the country who are able to refer buyers as required.

WEBSITE – This is updated daily and full colour details of your home are placed on our website within 24 hours of being placed on the market.

ADVERTISING – We provide prominent advertising of your property and have our own monthly glossy magazine.

UPDATING ON YOUR SALE – At Park & Bailey, we pride ourselves on our conscientious sales management and when you instruct us we appoint a Client Liaison Manager who is a senior member of our sales team and will be able to advise and update you throughout the marketing of your home.  Once a sale has been agreed we have specially trained 'Sales Progressors' who aim to keep you regularly appraised of your sales process right through to completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale is progressed as smoothly and as stress-free as possible.

OFFERS – Any offers we receive are dealt with promptly and verbally notified and then followed up in writing. We treat every offer seriously which is dealt with by a senior member of our sales team and carefully overseen by a Sales Manager or Property Consultant to ensure our strict standards are adhered to.

We will inform you of the position of the buyers and liaise with you until an accepted offer has been agreed.

Should you require your sale to be completed by a certain date, this is when you should notify us and we will endeavour to satisfy your request wherever possible.

CONVEYANCING - We provide a conveyancing service in conjunction with a major firm and are able to offer competitive rates on a No Move - No Fee basis which is available 7 days a week. Please ask a member of staff for a quote or further details or see the 'Conveyancing' section on this website.

AGREED SALE – At this point (if you have not already done so), you will need to instruct a Conveyancer/solicitor.  Park & Bailey will issue the NOTIFICATION OF SALE OF A RESIDENTIAL PROPERTY. This confirms the sale details – property address, selling price etc and is sent to you – the seller, your buyer and both sets of conveyancers.

ACTIONS TAKEN BY YOUR CONVEYANCER - Your conveyancer will contact you and ask for formal (written) instructions to act. They include various documents for you to complete including the fixtures and fittings list. You will also be asked to supply copies of any guarantees/warranties/copies of planning permissions or building regulations that you may have and will also require your mortgage details if applicable.

They will then request the TITLE DEEDS - from your lender if this is applicable, from yourself or your Deed Storage facility and obtain the other documents that are required including the HIP. They will make contact with your buyers conveyancer. 

ACTIONS TAKEN BY YOUR BUYER AND THEIR CONVEYANCER - ‘At the same time’ your buyer’s conveyancer will be contacting your buyer for formal (written) instructions to act, they then contact your conveyancer. The buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of a valuation survey. These are often undertaken at the same time.

Your conveyancer will draw up two copies of the DRAFT CONTRACT which sets out the Terms of the Sale and sends it to your buyers’ conveyancer together with all relevant supporting documentation.
Your buyer’s conveyancer will raise any enquiries that they may have and check through the documentation received and the Lease (if applicable) will also be checked. If a HIP has not been supplied they will apply for the LOCAL and other SEARCHES.
When they have approved the DRAFT CONTRACT, your buyers conveyancer retains one copy which your buyer will sign and return the other copy to your conveyancer (who will then make arrangements for you to sign the contract). Neither copy is dated as this is done by the conveyancers on the day of the exchange.
When the conveyancing aspect of the sale completed, both conveyancers will agree the deposit amount and a mutually convenient moving date and then proceed to the:

EXCHANGE OF CONTRACTS – at this point the transaction becomes legally binding on both parties.

Park & Bailey are also able to assist with removal arrangements and can recommend some local firms should you require it.

COMPLETION – This is when the transaction is finalized – the day you actually move. It can generally take place between 7 to 28 days from the point of exchange, depending on the requirements of the chain and their respective conveyancers/solicitors.
